I'm not here to bash Zillow. I want you checking it. But when you're making a decision about your house, that number needs context. In this episode, I explain what a Zestimate can tell you, what it can miss, and how I think through a home's value with my clients.

Appraisal Gap: Why the Highest Offer Doesn't Win | John Lee Real Estate
Anybody can write a big number on an offer. Very few buyers can actually close at it.
If you are buying a home in a multiple offer situation, the instinct is simple. Go higher. If you are selling, the instinct is just as simple. Take the biggest number. Both instincts miss what actually decides who gets to the closing table. The price at the top of an offer is only one part of the offer. What matters is how much money the seller is likely to actually receive, how much risk is attached, and whether the buyer can perform under the terms they promised.
- The asking price is a marketing decision made by the seller and the listing agent. It is not a guarantee of value.
- An appraisal is an independent opinion of value. The lender generally calculates financing off the appraised value, not off whatever number you agreed to pay.
- An appraisal gap is the difference between your purchase price and the appraised value. Somebody has to address it.
- Appraisal gap coverage is your written promise to cover some or all of that difference. The exact responsibility depends on the language in the agreement.
- Covering a gap does not always require new money. Depending on your qualifications and loan program, a lender may be able to restructure how your existing cash is applied.

I have always said my family is the most important part of my life. For a long stretch, my actions were telling a different story. Work was not creating freedom for us. Work was competing with us, and I was using my family as the reason I kept choosing work. In this episode I break down The ONE Thing by Gary Keller and Jay Papasan, but not as a productivity book. I use it as a mirror.
- Not everything matters equally. Twenty things on a list is usually avoidance wearing a costume.
- The focusing question: What is the ONE Thing I can do such that by doing it everything else will be easier or unnecessary?
- Success is sequential, not simultaneous. Knock over the right first domino and the next move gets clearer.
- Staying busy with real work is the easiest way to hide from the most important work.
- Delegation is not about whether you can do the task. It is about whether you are the only one who can.

LeBron James is officially a Philadelphia 76er, and somebody is already using that to sell you a house in South Philly. Slow down.Economists have actually measured what happens to a local economy when LeBron James arrives. A Harvard Kennedy School and American Enterprise Institute study tracked his moves between Cleveland and Miami and found something specific: the number of restaurants and bars within one mile of the arena rose roughly 13 percent, and employment at those businesses jumped about 23.5 percent.

I want to talk about something that doesn’t always show up in your calendar, but impacts every goal you're chasing - alignment.Lately, I’ve been wrestling with this idea of alignment versus escape. And not in some big dramatic way. I’m talking about the subtle stuff. The sneaky habits that look productive on the surface but quietly pull you away from the man you’re trying to become.For me? It was chess.Sounds harmless, right? I thought so too. But I started noticing a shift. I wasn’t sleeping well. I missed my 4:50am wake-ups. I stopped showing up with full presence in the morning. I was still “doing things”, training, time-blocking, appointments but I wasn’t in it. I wasn’t aligned.Instead of leaning back into discipline, I escaped. I found myself playing chess… a lot. Not for growth. Not for strategy. But for the little dopamine hits. The temporary sense of control. It was a distraction that looked like mental stimulation, but it was really avoidance.What was I avoiding?The weight of new fatherhood. The pressure to perform. The overwhelm I didn’t take time to process.Here’s the truth:We don’t escape because we’re lazy.We escape because we’re misaligned.It could be food, your phone, overworking, or in my case chess. But the real danger isn’t the escape itself. It’s that these habits pull you quietly off course. And no one calls you out. In fact, people might even praise you for staying productive.But you know. Deep down, you know.That’s why I invest in accountability. I’ve spent close to $15,000 this year on coaching and mentorship. Not because I need someone to motivate me but because I need someone to call me back to who I said I wanted to be. As a father. A husband. A leader.And if I’m not aligned, I’m not fully present. Not with Jen. Not with Jordan. Not in business.So here’s the question I’ve been asking myself:Is this choice bringing me closer to the man I want to be, or pulling me further away?When I catch myself slipping, I go back to what I now call my “realignment ritual.”Nothing fancy.
