4 Real Life Fraud Stories From My Investing Career
In this podcast episode, I break down 3 Real Fraud Stories from my career.
The first one was a predatory hard money lender that took advantage of one of my clients on a wholesale deal back in 2018 in Broadmoor, Colorado Springs.
The second one was a recent mobile home title transfer scam involving a check that was never cashed. The seller is still waiting for $6,500 out of the $10,000 agreed-upon sale price—pending litigation.
The third one was an attempted land wire fraud scam by a previously convicted felon who was arrested 6 years ago for a COVID relief fund scam.
The fourth one is a Fountain, CO land scam where some scammer impersonated a real seller and worked with me for 8 months until it was finally revealed by my bank that he was a fraudster when I attempted to wire in 5k to his account.
Be safe out there people!

Cap Rates vs Payback Periods: The “Profitability Zone” for Rental Properties
Most real estate investors analyze rental deals using cap rates, cash flow, and complicated spreadsheets.
But what if there’s a simpler way to understand the true profitability of a rental property?
In this episode of Colorado Real Estate Investing with Brian Rudderow, Brian breaks down an alternative way to analyze long-term rental investments: the Payback Period and what he calls the “Profitability Zone.”
Instead of focusing only on cap rates or a few hundred dollars of monthly cash flow, Brian explains how investors can evaluate deals based on how many years it takes for rental income to repay the entire investment.
Using real-world examples, he walks through:
• Why cap rates can sometimes be misleading• How long-term investors should think about rental property profitability• The difference between short-term cash flow and long-term wealth creation• How to quickly estimate when a property enters the “Profitability Zone”• Why properties that repay themselves faster can create massive long-term returns
If you're analyzing rental properties, building a portfolio, or trying to understand real estate investment metrics beyond cap rates, this episode will give you a new framework for evaluating deals.

2028 Bear Market Predictions - Bitcoin + Broad Market Real Estate Analysis
In this episode of Colorado Real Estate Investing with Brian Rudderow, we take a deep dive into what the next market cycle could look like—and why the summer of 2028 may mark the beginning of a major real estate bear market.
Brian analyzes historical Bitcoin market cycles and compares them with long-term real estate market data to explore how liquidity cycles, speculative bubbles, and investor sentiment move across different asset classes. By studying these patterns, he outlines a potential roadmap for how both crypto and real estate could behave over the next several years.
If the patterns continue to rhyme with previous cycles, investors could be heading toward a two-year correction period between 2028 and 2030.
In this episode, we cover:
• How Bitcoin cycles may foreshadow broader asset market shifts
• Why real estate markets often lag crypto and stock markets
• Signals that could indicate the next real estate downturn is forming
• What investors should be doing between now and summer 2028
• Strategies to prepare for potential distressed buying opportunities
Whether you're a real estate investor, macro market watcher, or someone interested in how different financial markets influence each other, this episode breaks down a unique framework for anticipating the next real estate market shift.

Flips, Rentals, or Creative Finance? What’s Actually Working in Colorado
Colorado’s real estate market has shifted — higher interest rates, tighter margins, rising insurance costs, and more cautious buyers. So the real question is: what’s actually working right now?
In this episode, we break down the three major investment strategies dominating the Colorado market — flips, long-term rentals, and creative finance deals — and get honest about where the real opportunities are.
Are flips still profitable in Denver and the Front Range, or are margins too thin?
Do rentals still cash flow, or are investors banking on appreciation?
And is creative finance quietly becoming the most powerful tool in today’s market?
We dig into:
Current buy boxes and deal structure changes
Where margins are getting squeezed
Rental performance vs long-term equity plays
Subject-to and seller-finance opportunities
The biggest risks investors are ignoring
If you’re actively investing in Colorado — or thinking about deploying capital in 2026 — this episode will help you decide where to focus and what to avoid.
No fluff. No theory. Just what’s working on the ground right now.

Selling a Self-Storage Facility in Colorado for Cash: What Owners Need to Know Before They List
Self-storage has become one of the most in-demand commercial asset classes in Colorado—and cash buyers are leading the charge.
In this episode, we break down why self-storage facilities across Denver, the Front Range, and mountain communities are attracting aggressive interest from private investors, regional operators, and national buyers paying cash.
We explore the real drivers behind the demand, including Colorado’s population growth, economic resilience, limited new supply, and the operational advantages that make self-storage appealing even during uncertain markets.
You’ll learn why cash buyers prefer storage over other commercial assets, how they identify upside in underperforming facilities, and what this means for owners considering a fast, as-is sale.
If you own a self-storage facility in Colorado—or you’re simply curious why these properties are trading quickly and quietly—this episode offers practical insight into today’s market dynamics and how cash buyers are reshaping the landscape.
Hosted by Brian Rudderow of HBR Colorado, this episode is designed for property owners who want clarity, leverage, and confidence when exploring their exit options.

Why Waiting to Sell Can Cost More Than Selling
Why Waiting to Sell Can Cost More Than Selling
Waiting often feels like the safest decision in real estate — especially when the market feels uncertain, repairs feel overwhelming, or life isn’t ready for change.
But in Colorado real estate, waiting can quietly become one of the most expensive decisions a homeowner or investor makes.
In this episode of Colorado Real Estate Investing with Brian Rudderow, we break down why “doing nothing” isn’t neutral — and how holding onto a property longer than necessary can slowly erode value, cash flow, and peace of mind.
This episode isn’t about fear or rushing decisions. It’s about understanding the true cost of time.
Brian walks through real Colorado-based scenarios involving inherited homes, rental properties, and primary residences where waiting seemed logical — but ultimately created financial and emotional strain.
From rising insurance and property taxes to maintenance, vacancy risk, and missed opportunities, the hidden costs add up faster than most people realize.
Why waiting feels safe — and why it often isn’t
The monthly costs that don’t pause just because you haven’t decided
How holding costs quietly drain equity over time
Why markets don’t need to crash for waiting to become expensive
The difference between strategic waiting and emotional waiting
When holding a property still makes sense — and when it doesn’t
How opportunity cost impacts homeowners and investors alike
Brian also explains why many sellers focus only on potential future prices while ignoring today’s real expenses, and how clarity often creates better outcomes than chasing “perfect timing.”
Whether you’re a homeowner unsure about selling, a landlord evaluating a rental property, or an investor weighing your next move, this episode will help you think more clearly about time, risk, and decision-making in the Colorado real estate market.
At HBR Colorado, the goal isn’t to push people to sell — it’s to help them understand their options honestly. Sometimes waiting is the right call. Other times, waiting quietly costs more than selling.
This episode will help you tell the difference.
